Accommodation

Caixon Cottage dates back to circa. 1830. It has been extensively modernized in the last ten years but retains the character and charm of a 19th century farmhouse. The external (and one internal) walls are decorated with river stones sorted by shape and colour to give a delightful patterned effect that is characteristic of village of Caixon and of the region and there a few finer examples to be seen.


Private and secluded

Unlike much of the self catering accommodation available in France, Caixon Cottage is a not an annex to another house, or one of several rental units, but is detached farmhouse situated in its own grounds. If you decide to rent the cottage then it, and the grounds of about half an acre, will be yours and yours alone for the time you are there. No fighting for parking spaces or to get the best chairs on the patio!

Flexible accommodation

The accommodation is arranged over two floors. The ground floor consists of: open plan living room and dining room; kitchen; utility room; and bedroom with ensuite bathroom.

Upstairs there are a further three bedrooms, two with double beds and one with two single beds, and a shower room with washbasin and toilet. On its own, the ground floor makes a spacious apartment for a couple. When the first floor is also taken into consideration, the house will sleep up to 8 people and so is suitable for a group or two families. The total floor area of the living accommodation is about 200 square meters.

Amenities

The dining room features solid oak furniture, all locally made.


In the living room there is a comfortable sofa arranged in front of the fire. A TV with Sky Digi satellite TV, DVD player and radio/cassette/CD/MP3 player are provided.

There is also WiFi broadband wireless internet (bring your own laptop).

In the kitchen there is the original bread oven and the kitchen table is constructed from a cart wheel!

You will also find everything you would expect in a well-equipped kitchen including:

·        Electric oven

·        Toaster

·        Kettle

In the utility room there is a washing machine and small shower/toilet.

The downstairs bathroom contains: bath, two washbasins, toilet and bidet.

The downstairs bedroom features solid oak furniture.

Outside there is a terrace running along the entire length of the front of the house which, having a southerly aspect, catches the sun for most of the day.

On the west side of the house there is a large covered patio, perfect for escaping the sun during the heat of the day, or catching the last rays in the evening. There is also a herb border with basil, chives, mint and parsley. Next to the patio is also a small courtyard with a barbeque. There is plenty of storage space for bikes, canoes etc.

There are extensive lawns and an orchard with many fruit trees: cherry, fig, plum, apple, pear, and quince - help yourself! Plenty of places to sit in the sun, or in the shade!

Heating and cooling

Heating is by a gas-fired radiator system. There is also a huge fireplace in the living which can be used to augment the radiators on the coldest winter nights, or just to create a cozier atmosphere.

There is no air-conditioning, but the thick stone walls help keep the house pleasantly cool even in the heat of summer.
